Monthly cash flow is the rent you expect to collect (after the vacancy allowance), minus monthly expenses and the mortgage payment.
Cash-on-cash return divides a year of cash flow by the money you put in: the down payment plus purchase costs. Cap rate divides a year of rent minus expenses, before the mortgage, by the price.
The 5-year return adds five years of cash flow, the part of the loan you paid off, and the rise in the property's value at the appreciation rate you entered.
